The Vay-Cays Way


At Vay-Cays Holidays we pride ourselves on providing an impeccable service to clients new and old, working with you to ensure that every aspect of your vacation property is taken care of. Whether you decide that you want to have a ‘hands on’ approach, or simply step back and let us take care of the property for you. As each property is unique, as are their owners, our packages are bespoke to each clients needs and we will discuss this with you and build a suitable package that works for you individually.

What’s Included in the Standard Advertising Package?

We understand that there are so many things to consider when making the decision to let your property as a vacation home, so we have put together the following to help you to make sure that everything is taken care of:

Advertising, sales tax collection and filing and where necessary making payments to the property manger on the owners behalf.


How Much Control Will I Have Over My Property?


Owners have access to the ‘owner's page’, of our website where they can view all upcoming reservations, availability, and book owner reservations. Owners are free to use their properties whenever they want and for as long as they want subject to the property being available. (If it already has a booking, they can’t cancel that booking.)


Where Will My Property Be Advertised?


We advertise on our own website as well as all the major platforms and subsidiary websites all over the world totalling thousands of different websites. The main platforms we us are Airbnb, Booking.com, VRBO(Expedia), google and Homes and Villas by Marriott. Booking.com and Expedia between them own most of the other major platforms that you might have heard of including owners direct, kayak, hotels.com, Priceline etc etc etc. As a preferred partner to these major platforms, all our properties are advertised on all of those subsidiary websites and also generally rank higher than individually advertised properties.

With all of these platforms, but most importantly Airbnb, we also have corporate account managers. This gives us the ability to work more closely with the platforms and in the case of Airbnb gives us direct lines of contact for appeals etc. Put simply we don’t suffer quite as much with the issues most hosts on Airbnb report of Airbnb always taking the guest's side whenever there is an issue. We have the ability to appeal those decisions, dealing with a known member of staff and have a real person step in, usually resulting in more common sense and insight into the situation being applied.


Can I Advertise Myself?


We do require sole advertising rights, so owners cannot advertise elsewhere, however friends and family reservations that are not charged for are allowed and classed as an ‘Owner Booking’. If an owner has any regular bookings from friends or associates, for which they do charge, we can take these bookings through our website at a reduced rate of 10%, and can also offer discount codes etc which we will discuss with the owners as and when the need arises. We also encourage you posting on social media and/or advertising by word of mouth, using links to our website – which can be provided as and when needed. Again, if there is a need to offer a discounted price to an associate, this can be discussed with Vay-Cays, who will arrange for a discount code to be created for you.


What Notice Period is Required?


Once signed up with Vay-Cays we advertise the property with availability for a rolling 12-24 months. A minimum of 6 months notice is required to cancel any letting agreement or contract. Any bookings which are in place throughout the remainder of the period left open at the time of notice given, will remain the responsibility of the owner. Any cost to move booked guests will be the responsibility of the owner if the cause of their relocation is resulting from cancelation due to an owner giving notice, or the property becoming unavailable during an available letting period. Because of this we would normally ask for the notice to end after the last reservation that has been taken. Obviously by agreement the availability window can be reduced but that will result in fewer reservations being taken.
