Your check-in time is from 4pm and check out is 10am local time
We can sometimes arrange an early check-in, or late check out, but it is dependant on the cleaning team. If we have guests leaving or arriving that day it will be almost impossible to offer an early check-in or late check-out due to the cleaning team needing the time to prepare for you or those guests. (charges do aply for early check-in or late check-out)
Check-out Process
Before your departure, we’d appreciate if you would take care of the following:
Ensure all domestic electrical appliances, such as percolators, cooker rings and ovens, kettles, toasters, and other similar items, are turned off.
All dirty dishes should be placed in to the dishwasher and the dishwasher run.
If you wish, you may also leave any opened or partially used non-perishable items (salt, pepper, coffee filters, etc) but again there is no obligation to do so.
All opened or partially used perishable foodstuffs should be bagged and placed into the external trash container.
Ensure all doors and windows are closed.
Check all lights are switched off.
Ensure the front door is locked when you leave.
We ask that this be the limit of your assistance in this property. Carrying out all or some of the above tasks greatly assists the cleaning staff in getting the property ready for our next guests.
And finally, please make sure you have taken all of your belongings. Whilst we are very happy to send forgotten items on, we know from experience that the postage can be very costly.

Access code Instructions
Please make sure you have received the code before you travel.
Arrival information is sent out 24hrs prior to check-in and avaliable on your guest portal page of our website at the same time. It will only be avaliable if the online check-in form has been completed. If you haven’t received this before setting off, please check th eguest portal to make sure you have completed the online check-in form before contacting us.
Entrance to the property is via electronic code entered via the keypad on the door. To waken the door lock first place your palm on the key pad. Once it lights up use the code provided above.
Once inside the property you can lock and unlock the front door using the black latch on the back of the door.
Exiting the property
To Lock the door from outside of the property when leaving, press the keypad on the Yale circle. You will then hear it lockng. Please wait until the lock has finish to check it has locked correctly.
Low Charge or Dead Batteries
If the lock gives a low battery warning when you enter, please call the property manager on (407-279-9962) so that the batteries can be changed, before they become discharged completely.
Paring at the Villa
There is off-road parking on the driveway for 2 medium sized cars. As we have converted the garage into a games room, there is NO PARKING allowed in the garage.
Parking on the grass is strictly prohibited. If you need to park in the street please be sure not to block access to the post box or neighbouring properties.
Welcome pack
We supply a few complimentary essentials to get you started, such as liquid detergent and soap, dsihwasher tablets and a couple of loo roll to get you started. Please note the villa is self catering so you will need to suply your own once these run out.

If you are travelling with young ones, then our villa includes the following free to use equipment
1x Child's travel cots (normally stored in one of the wardrobes)
Child's high chair
Please note we do not suply sheets or blankets for the travel cot.
Other items such as strollers are often lft in the property by guests. You are welcome to use them, but do so at your own risk.
Laundry machines
A clothes washer and dryer are provided for your convenience. Their use is free.
The appliances are located in the laundry room.
In the US, most washers are top loaders, which take a much larger load than most front loaders. In most cases items may not come out as clean, compared to a front loader, unless items that are stained have been pre-soaked. Even then complete stain removal may not occur.
The dryer operation will be similar to those you are familiar with at home. We ask that you always clean the lint filter between every use. Doing so will reduce the risk of overheating, which can be a fire risk, and will ensure your clothes dry efficiently, without any undue delay.
Dishwasher
We ask that you do not use washing-up liquid in the dishwasher, as this may cause foaming and flooding. Dishwasher powder/tablets can be purchased relatively cheaply in all local supermarkets.
Fridge/Freezer
You shouldn’t need to adjust any settings. If you run into any difficulties (e.g. it's not cooling efficiently) please let us know.
There are ice cube trays in the cupboard or freezer which can be used for ice making if required. There is also an ice machine in the fridge. It's switched on by lowering the bar and off by raising it. It will switch of automaticly when the ice tray is full.
Oven / Cooker
We ask that if you use the oven and there is any food spillage, you wipe it out as best you can, at the time. This small gesture will greatly assist the cleaners who come in after you depart.
Food. Waste Disposal Unit
There is a food waste disposal unit located in the sink in the kitchen. A switch on the wall to the left of the sinkabove controls the operation.
IMPORTANT: Don't put hard or fibrous materials, such as seeds, corn cobs, bones, egg shells, or flower stems down the garbage disposal. Never put fats, oils, or grease into a garbage disposal.
To safely operate the unit:
Run a steady stream of cool water into the sink before turning on the garbage disposal
Before placing any food waste into the disposal, turn it on first
Gradually feed food waste into the disposal, avoid putting large amounts of food waste all at once as this may slow the grinding process
Once the food waste has been broken down, turn the disposal off and let water run for a few seconds to flush the drain pipe
If in doubt, please just use the normal trash container for disposing of waste..
Florida's Electric System
Florida’s domestic electricity is supplied at 120 volts. You may notice sparks when unplugging items, such as the kettle or toaster. This is perfectly normal in Florida. Occasionally, after heavy thunderstorms, electrical outlets may ‘trip’. If this occurs, please call our property manager on (407) 279-9962.
Don't forget to bring plenty of socket adapters if travelling from outside North America.
Bathroom Plumbing
A lot of Florida’s bathroom plumbing has a smaller bore than that of other countries. As such, it can only cope with human waste and small amounts of toilet tissue. Flushing anything else down a toilet will almost certainly result in a blockage.
Therefore, all diapers/nappies, tampons, and other similar personal sanitary items should be bagged and then disposed of as trash, in the normal manner. If you tend to use large amounts of toilet tissue, please also flush this away in stages.
NOTE: Please only flush locally purchased toilet tissue down the toilet as any from overseas can be much thicker and cause blockages.
A plunger is provided in this property to assist with toilet blockages. The plunger may not necessarily be kept beside any of the toilets; it may be stored in a utility closet, under a bathroom or kitchen sink, or in the garage.
If you cannot clear a blockage, and a plumber is required, it will be necessary for the cost to be recovered from you The current hourly rate for a plumber in Florida is $115+, so the cost for a plumber to ‘pull up’ a toilet and ‘snake’ a sewage system to clear a blockage, will not be cheap.
Maintenance / Housekeeping
If something is not right when you arrive or any issues arise during your stay, please inform us promptly so we can rectify the problem. We also ask that you inform us of any accidents or damage that occurs so we can act promptly to ensure the home is in good condition for the next guests.
Swimming Pool
Pool Water Level
The water level should be around the top of the tile line. The property does have a hose and if this level drops we would ask that you top it up and report it. It is normal for water level to drop by around 2 inches per week due to evaporation and splashing. If you have pool heating, it is your responsibility to ensure the water level remains within these
guidelines.
Pool heating is available for a minimum of 3 days. This is an additional cost of $25 per day and can only be booked for the entire duration of your stay. The temperature of the pool will increase to as much as 10 degrees above the air temperature and will not feel as hot as a bath would. It can take 24 hours to heat the pool, so please let us know in advance if you require this service.
When wearing swimsuits, sun screen or oil, please only use poolside furniture as the oils may damage or stain the inside furnishings.
Pool cushions are provided and can be found in the Master bedroom closet. Please do not use these outside of the property and return to the closet on departure.
Swimming Pool & Sunbathing Rules
This villa is on a residential community. Swimming and Sunbathing topless or nude are ILLEGAL in Florida and you can be reported by your neighbors. Use the pool area at your own risk.
DO NOT RUN AROUND IN THE POOL AREA
ALWAYS OBSERVE CHILDREN AROUND THE POOL STRICTLY NO DIVING
Please shower before using the pool. The pool is cleaned and treated weekly. Please be aware that swimming with creams, gels, lotions or oils on will cause a film to float to the top of the water and reduce the cleanliness.
DO NOT attempt to change the pool settings. Please report any issues with the pool to the management team immediately. Please do not adjust the pool pump, timer, heater, turn levers or push buttons.
DONOT TOUCH THE POOL CONTROLS.
You will be solely responsible for any damages or faults caused by touching this equipment.
Please do not lock or block the pool screen doors as we will require access for pool maintenance. Please do not leave the pool light on overnight. This will attract small
insects which may be small enough to get through the pool screen.
There are plastic cups and plates provided, please do not use glass or breakables outside. Broken glass becomes invisible in water and is VERY dangerous. The only way to ensure that all broken glass is removed is to drain the pool to clean. This will incur a charge of $500.
Pool Toys are used at your own risk and we ask that no hard balls are used as these can easily damage the pool screens and safety barriers
around the pool.
Please keep all doors to the pool closed at all times. This is part of the Florida Child Safety Law which must be observed even if there are no children in your party.
Please keep all food away from the pool and NEVER eat in the pool.
Pool Screens
These are crucial for protecting the pool from the millions of bugs and insects that you may find in Florida. There may be some bugs which are small enough to get through the screen. You may use the pool net to remove these. Please do not push items into the pool screen as this can cause damage which will be chargeable.

Pool Projector
DO NOT TOUCH THE OVERHEAD PROJECTOR
Doing so can throw out the alignment of the picture and there is a
charge for somebody having to attend to reset this. The screen must be
retracted at the end of each use. This can be done by gently pulling on
the string downwards, the screen will roll itself back into place. Do not
remove the remote controls from the splash-proof casing and NEVER
take them into the pool.
Cinema Screen Instructions
1) In order to use the poolside cinema screen you must first manually pull down the screen, which is attached to the pool screen opposite the table area. The screen is self locking and will stay down when gently pulled into place. There is also a screw at the bottom of the wood panelling which can be used if need to stabilize the screen on breezy
days –
DO NOT USE THE SCREEN IN EXCESSIVE WIND.
2) To power on the screen use the remote controls found in the waterproof pouch hanging inside the villa. Press the RED power buttonto turn on and off
3) After a short while the screen will load up. Once the screen has powered up, you should use the ROKU remote control to choose what
you would like to watch. This is operated in exactly the same was as the TV inside the villa. Please see instructions for use below.
4) If you would like to switch back to the projector for example to use screen mirroring from your phone/device, press the left hand button on the projector remote above the volume down button.
5) Once you have finished watching the cinema pool screen, simply
press the RED power off button and follow on screen instructions.
Please note that it is normal for the fan within the projector to continue
for a while following use to cool the equipment.
This is a residential area and we ask that anything you watch outside
of the property be of an appropriate nature and volume for our
neighbors.
Led Lighting
The pool/spa has integrated LED lighting which is controlled by a switch on the wall just inside of the patio doors. Pressing the switch each time will rotate the colours through a set pattern. Please remember to turn the lights off when finished.
Chairs / Tables
There is a table and chairs outside on the pool deck. Sun loungers are also available for your use.

Games Room
Games Room
You are welcome to use the games room and the equipment within, we
do ask that you follow the following rules whilst doing so:
Children must not be left unattended in the games room.
No climbing or sitting on the pool table
Please be respectful of our neighbors and keep noise levels and music
to a minimum.
The games room and equipment within it are all used at your own risk.
The garage door is an EMERGENCY EXIT ONLY and is alarmed. Please do
not open the door for any reason other than a genuine emergency.
The property does not provide a BBQ. They can be hired at an
additional cost from local providers. BBQ’s must be used outside of the
pool enclosure at least 3-5feet from the property. BBQ’s are used at
your own risk and must be disposed of appropriately after use.
Refuse Collection Day & Location: Mondays & Thursdays
(except holidays)
All refuse should be securely tied in a trash bag and placed in the
external trash cans which are located outside down the side of the garage. These should be wheeled to the curb side on Monday & Thursday mornings and returned to the driveway after collection. There will be a fine from the Home Owners Association of up to $50 per day
for trash containers left on the curb side.
Recycling
The recycling Container will be emptied on Mondays and should be taken curb side with the container.
- Trash outside the container will not be collected.
- All loose trash must be bagged before being placed in any trash container.
- Please do not place prohibited items (as shown on the trash container lid) in to the trash container. They may not be taken.
- Do not overfill the trash container to the point where it stops the lid from fully closing. Overfull containers may not be emptied.
- Do not place any loose bags beside or on top of the trash container.
- Our property manager will often put out / take back the trash cans if he is passing by at the time.
- If you have any questions about trash, please call our property manager on (407) 279-9962.

The air conditioning will have been set to a comfortable temperature for your arrival. Please do not leave doors and windows open as this will stop the air conditioning from keeping the house comfortable and may break the system all together. The Air conditioning must be kept between 71-78 degrees at all times. Please note that if the air con freezes up there will be a charge to repair the system which could be down for up to 48hours as a result.
THE AC WILL NOT HEAT THE PROPERTY
Heating: Should you need to switch the AC to Heat during your stay, please make contact with the office during office hours who will remotely do this for you.
The temperature may be lowered or raised within those settings by turning the outside ring of the thermostat.
Please note that the temperature cannot be lowered below 71º F.
Doors / Windows
We also ask that just as you would not leave doors and windows open when using your heating system at home, please apply the same logic to air conditioning. Leaving doors and windows open when the air conditioning is operating will result in overloading the system and cause the cooling effect to be sharply diminished.
Sustained use with doors and/or windows open may cause the system to freeze-up. If freezing-up occurs, it can render the system inoperative for as long as 24 hours, while it defrosts and then tries to reset itself. If the system has been damaged by the freezing-up, repairs will be costly, the cost of which the owner may seek to recover from you.

We provide this service for your enjoyment and convenience. However, please note that you are responsible for its safe and appropriate use and compliance with all laws. If there is any loss of service please contact us.
Please don't uplug or reboot the router unless instructed to do so by our property manager.
Most of the televisions in the villa are Roku TVs which use a single remote and provide a range of streaming apps for you to watch.
The TV in the games room and the pool cinema screen have roku boxes attached, so you will need to turn the tv or progector on, off and control the volume using the remote for that devise and then use the roku remote to access tv services.
Live TV is available on all TVs and they are all smart TVs(or have roko boxes attached) giving you access to login to your own subscription services. We would like to
remind you to ensure that when you first use the TV, you enter an accurate departure date, as this should trigger a reset and log you out
of anything that you are signed into.

Sound bar controls
Ceiling Fans
Each bedroom and the living room are fitted with ceiling fans.
The Queen and Twin bedroom cabins are controlled by cords hanging
from the fan – they will only work while the light is switched ON. If you
wish to have the fan on without the light, you must pull the light. Cord
to switch it off.
The ceiling fan in the master bedroom and living room are controlled by
remote controls which are wall mounted, next to the light switches.
You can turn the light off via the remote for use at times when the light
is not required.
Blinds
Each room is fitted with window blinds. These should be kept closed
when not in use as keeping the blinds down will help hugely in maintaining the temperature within the house.
PLEASE ONLY OPEN BLINDS WHEN THE SLATS ARE IN THE OPEN POSISION. Opening the blinds with the slats in a clsoed position will break them.
Patio blind
To open these blinds insure the slats are in the open position by twisting the handle. once in the open position you can use the handle to slide the entire blind towards the wall.
Please aalways use the handle to open and close the blind.
Kitchen blinds
These are ajusted and opend using the pull cords attached to them.
Bedroom blinds
The bedrooms are fitted with cordless blinds. These can be adjusted by twisting the pole hanging at the side of each blind. If you would like to raise the blind, simply push it up gently by hand. It will stay in the positions that you push it to. To close the blinds afterwards, gently pull the blind back into place.

Bathroom Etiquette
Please only flush human waste and toilet paper down the toilets. There are bins provided in each bathroom for anything which may clog the system.
Master Bedroom Shower
The rainfall shower in the master bedroom is also equipped with a handheld shower attachment. The water can be switched between the two by twisting the lever at the right hand side of the rainfall head. Please be cautious that the water may not be the same temperature when you initially switch. Please also be mindful that the shower is aimed into the shower to avoid slippery floors in the bathroom.
Family Bathroom – Tub
The plug in the family bathroom tub is a simple push and pull plug. It will need to be pushed into place to run a bath and removed to drain the water afterwards. It should be removed whilst showering.

There is a wall mounted TV in the Star Wars room than can be pulled out and tilted to face the beds if required. Please return the TV to the flat wall position when not in use.
Quiet Times
We are located in a residential community and as such have Community Quiet Houres in place BEtween 10pm and 9am , although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10pm and 9am noise should be kept to a minimum.
Parties
Please note that no parties, of any kind, are permitted at the villa at all times.
Breakages
We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. Thank you!
Smoking / Alcohol Policy
NO SMOKING
This property is strictly NO SMOKING – inside the property and pool deck area. A charge of $300 will be made if evidence of smoking inside the property ot pool deck is found to ensure a full deep clean for the next guests.
Smoking is NOT PERMITTED on the patio area.
Alcohol
Under Florida Statute Section 562.111, it is a criminal offence for a person under the age of 21 to possess or consume alcoholic beverages even at home with their parents.
Pets
We love animals but we chose to make this home pet-free due to many people being allergic.
Hazardous Materials
Please do not bring any hazadous materials to the villa, such as fireams / fireworks etc.
What to do in an Emergency
In an EMERGENCY dial 911
911 is an emergency telephone number which is free to use and will
immediately put you in contact with POLICE, FIRE or MEDICAL
EMERGENCY SERVICES.
The call handler will require the following information from you:
1) Location of the emergency
2) Telephone number where the emergency is
3) The nature of the emergency
It is important to remain calm and clearly give this information. You
should stay on the line until you are told that you may hang up.
Please DO NOT use 911 to report non urgent or non emergency issues
as this may un-necessarily delay help to someone who genuinely needs
it.

Hurricane information – Guidance only
Hurricanes season in Florida is between June – November. A hurricane is an intense storm with wind of over 75mph. It is possible that you will receive a hurricane alert through your mobile phone or on the TV.
Stage 1 Hurricane Alert
A hurricane is within a few hundred miles and is currently heading towards our direction. During stage 1 hurricanes can change course and not effect your area.
Stage 2 Hurricane Alert
This is announced when a hurricane is expected to hit in approximately 36 hours.
During this time a hurricane may still change course and go elsewhere
Stage 3 Hurricane Alert
A hurricane is expected within the next 24 hours If a hurricane alert is announced please be prepared with the following:
Water – enough for 1 gallon per person for up to 5 days. (6 people would need 30
gallons) It is also advisable to fill the bath with water. This can be used to refil the system with a bucket to flush the toilet in the event of the water being cut off.
Food – At least enough non perishable food for up to 5 days. (Non-perishable
packets, cans, juices, foods for babies, infants or dietary needs, utensils and a
manual can opener)
Blankets & Pillows
Flashlight / Torch – This can be found in the kitchen under the sink
Clothing – Rain Gear – Have a small bag ready with sturdy shoes, towels and
toiletries
Medication
Documentation – Please ensure that your passport, travel documentation and
any other important documents are stored safely in a plastic bag
Cash – If power goes down, there will be no ATM’s or Internet for card payments
Keys – Keep car and house keys close by and easy to access
Entertainment – Books, toys, board games etc will be useful in the event of a power outage.
Gas – Fill the car if there is a hurricane alert as without power there will be no gas pumps.
Please be aware of the following advice for instances of bad weather:
- Be aware of the news reports, they will keep you updated.
- Stay Inside, please don’t be tempted to go out and photograph the storm
or hurricane.
- Stay away from glass windows and doors
- Secure all outside items which could potentially cause damage through
movement in strong winds.
- Should the tv announce that boil water notices are in force – please follow
instructions as drinking water may be unsafe.
- Utilities may be effected during bad weather, please remain inside your home and the utility companies will do their best to get everything working again as soon as is possible and safe to do so.

Window and Back Door Alarms
All rear windows and doors facing the pool deck have child safety alarms fitted. These will activate with a high pitch sound should someone attempt to open the windows or doors whilst they are switched on.
These alarms are there should you require them and are usually switched off when you arrive. If you would like to use them then please move the black switch on each one to the ‘on’ position.
These alarms will be found on all rear windows, the patio doors and the pool bathroom.
Should an alarm sound, it can be deactivated by switching to the ‘off’ position or by simply closing the relevant window or door.
Description title
There are some basic rules to using the pool, which we would ask you to adhere to for everyone's safety and comfort:
Never swim alone.
Always supervise children. They should never be left alone on the deck or in the pool.
Never swim if you are under the influence of drink or drugs that can cause drowsiness.
Please use only plastic ware on the pool deck. Glass on pool decks is prohibited under Florida Department of Health Legislation (Chapter 64E-009).
Diving is forbidden, as the pool is only 3’ - 5’ deep at any point.
No running on the pool deck.
Consider your neighbours by keeping noise levels down, particularly between 10pm and 8am.
Do not tamper with any pool equipment. Doing so may render the pool unsafe and unusable.
There are inherent hazards to using any spa. Florida Department of Health mandates the following information be provided to all potential spa users:
Maximum legal water temperature is 104º F.
Pregnant women, small children, anyone with health problems, and anyone using alcohol, narcotics or drugs that cause drowsiness, should not use a spa without first consulting a doctor.
Children under twelve must have adult supervision.
Children under five should not use the hot tub.
Use should be limited to no more than 15 minutes in any one hour. (The reason for this is that most of the spa's bromine sanitizer will be consumed within this period. Continuing to use a spa without adequate sanitizer leaves the user at risk of contracting many water-borne illnesses.)
Prolonged exposure may result in nausea, dizziness, or fainting.
Spas should not be used by lone bathers.

Charging of Electric Vehicles is Strictly Forbidden
Guests are not permitted to charge their electric vehicles using the electricity supply at Property.
In addition to the potential health and safety and security issues of having open windows with trailing leads, none of the sockets at the villa have been certified as safe to use to charge a vehicle, even with the use of a ‘Granny charger’. This practice carries significant risk of fire and/or damage to our property or your vehicle. Our insurance policy excludes cover relating to this practice and you would be strictly liable for any damage caused. Creepie Crawlies
‘Creepy crawlies’ are a (fun) fact of life in Florida, as are many species of reptile and vermin.
Florida’s wildlife and insect populations are abundant, however, most avoid contact with man and you will never know they are there, or were. The first reaction of nearly all Florida’s wildlife is to flee, be they snakes, alligators or insects. Those that don’t, do so mostly out of ignorance that you are there, or because they have been offered food and have lost their fear of man. For this reason, it is illegal under Florida Statutes Chapter 379.412 to feed any wildlife.
This house is professionally treated every 90 days against pest ingress, but no chemical pest barrier is 100% guaranteed. Aside from finding their way in under doors or through the smallest openings, insects can also be brought in by guests via clothing, luggage, and shopping bags.
The most common insects seen inside are roaches and ants. Although some people find insects unpleasant, the presence of one or two is not considered an emergency.
If you see a roach in the house, do not be alarmed. Roaches are one of the most resilient species on the planet and very difficult to keep out. Roaches are most active when the temperature is greater than 70°F, with easy access to food and water, so they thrive in Florida, particularly in homes where open food or unwashed crockery is left exposed for any length of time. For this reason, food should be disposed of promptly in the trash can outside or placed in sealed containers in the fridge/freezer, and used dishes should be rinsed of food particles and placed in the dishwasher without undue delay.
If any roach you see is on its back, then it is dying, and the pest barrier has done its job. All that is required is to pick it up with a tissue or toilet paper and flush both down a toilet. If it is not on its back it will disappear quickly, as roaches are generally nocturnal and will flee as soon as exposed to light.
